Humphreys & Partners recently hosted our 5th Annual Mid-Year Webinar: Innovations in Multifamily Design, an energetic and engaging discussion, led by a panel of HPA thought leaders and experts in their respective fields, President Greg Faulkner, Vice President of Design Walter Hughes and Studio Director-West Coast Daniel Gehman. Each of these industry experts shared exciting insights on the most-talked about issues in the multifamily design industry and what they have learned while designing HPA’s most innovative projects to date.

Fusing state-of-the-art AI, digitalization and sustainability, here are 5 of the most awe-inspiring amenities that will be redefining multifamily design and resident connectivity in the coming years:

Parking Design, meet Autonomous Car

By 2025, fully autonomous cars are projected to be available to consumers for an additional $10,000 to the standard vehicle price. This forecast means that in the next 7 years multifamily design must quickly adapt to the many unique needs of autonomous vehicles, and that means changing how we do parking. Designers will need to begin implementing state-of-the-art accommodations now for these cars of the future, like hyper-efficient storage rows, energy-harvesting speed bumps and interactive surfaces built into the architectural skin of parking garages – all features in our Apartment of the Future design, and discussed in the Mid-Year Webinar.


 

Much More Modular

Communities around the US have already began using HPA’s modular design to create affordable, cost-saving housing for residents—and we have synthesized modular’s cost and space saving features in our groundbreaking design of the Apartment of the Future. Why is modular design booming? Because it is sustainable, boasting on average 50% more energy efficiency than traditional designs and 10-20% cost savings for the consumer. The unique design also means it can be built in about 1/3 of the time needed to construct a site-built building. As society continues to focus more on saving space and resources, modular will continue its meteoric rise in multifamily design. So it is not quite the all-in-one robot house-keeper Rosie from The Jetsons, but we are getting there with some stunning advances in smart kitchen technology! Total kitchen digitalization is the new Wi-Fi:  from interactive cooktops with embedded induction surface to food recyclers that convert 95% of waste into ready-to-use fertilizer, our kitchen of the future features sleek connectivity. Your very own A.I. personal assistant robot can assist you in the kitchen by ordering groceries, displaying recipes and making/receiving telephone calls. Free up your hands, and time, with a bold, wireless approach to cooking, meal planning, recycling, and so much more. Urban Aviation

HPA is one of the finalists in Uber Elevate Summit 2018, so naturally our design for the Apartment of the Future features private landing platforms for Uber’s Electric Vertical Take-Off and Landing Vehicles (eVOTL) called in via phone app. As more and more transportation companies take to the skies with their ride-sharing vehicles, residents will be able to quickly and easily board and depart for platforms. Whether taking off for your morning commute or flying in friends – platforms remove traffic congestion from your travel itinerary. And people are not the only things soaring to new heights – packages will soon be descending right to your door step via drone drop off, too! Bathrooms, Redefined

Visits to day spas will be a thing of the past when residents set foot in the Pier 2’s Future’s ultra-sleek, highly sustainable bathrooms featuring floor to wall technology that creates a deeply relaxing, one-of-a-kind home experience. Whether it is the digital shower that can be controlled by voice, phone or controller, or the motion-activated toilet that features a foot warmer, deodorizer and plays music, residents are certain to feel transported with these sophisticated bathroom gadgets. If a truly immersive experience is what you desire, bathtub has an automatic water filling feature with depth and temperature options.
