$45M apartment complex planned near Waterford Lakes

“We were building the project before Florida Hospital made its announcement,” said Rob Meyer, partner of the development group. “But that’s great that our project will be close by.”
The 296-unit complex, dubbed CODA Apartments, will be built on 10.5 acres at 13645 E. Colonial Drive.
The four-story, 256,000-square-foot project, slated to be completed this fall, will be similar to the EOS Apartments on Colonial Drive, which Catalyst also developed.
Currently, the group is putting in stormwater infrastructure and underground utilities and will begin vertical construction in several weeks, Meyer said.
The complex will have one- and two-bedroom units ranging from 488 to 1,199 square feet, and the monthly rent will run from $1,000 to $1,800. The apartments will have upscale modern finishes like granite counters, subway tile backsplashes, stainless steel appliances and walk-in showers.
There also will be amenities such as co-working space in a clubhouse that will have a coffee bar. Meyer said the co-working space is geared toward young professionals who work from home. Other offerings include a yoga studio, outdoor pizza oven, resort-style swimming pool, a 24-hour fitness center with rock-climbing wall, a dog spa and outdoor dog park.
Pre-leasing will begin in the summer.
The general contractor for the project is Lansing, Mich.-based Wieland Corp. and the architect is Dallas-based Humphreys & Partners Architects LLC.
